The Director of Acquisitions is responsible for overseeing the short to mid-term (1-3 years) execution of functional strategy and the operational direction of the department. Identifies, underwrites, and reports on portfolio homes and Build-to-Rent (BTR) communities aligning with the company’s national acquisition criteria. Manages acquisition portfolios consisting of numerous homes and ensures the smooth execution of the acquisition process. Implements and maintains effective controls to maximize efficiency and profitability of all transactions. Influences others to accept practices and approaches, including the ability to communicate and influence executive leadership.

Responsibilities:

+ Oversees and directs the acquisitions team on all aspects of the due diligence process for acquiring bulk portfolios and/or BTR opportunities. Responsible for training and managing the team throughout the acquisition process, including underwriting, modeling, outreach, deal structuring, and execution.

+ Oversees the development of financial analysis and underwriting for acquisition portfolios by utilizing yield analysis, sensitivity analysis, the company’s operational performance data, and various valuation models.

+ Develops and maintains regular communication with national, regional, and local builders to ensure the company is aware of all active and upcoming acquisition opportunities, including available new construction spec homes and BTR developments.

+ Conducts market research and analysis by gathering and evaluating economic, demographic, and market data including rent and sales comparables across all portfolio markets, while also identifying potential expansion opportunities.

+ Prepares and presents investment memos to executive leadership, for the approval of prospective acquisitions, including scattered portfolios, stabilized and forward purchase BTR communities, and builder spec inventory.

+ Creates and maintains reporting to ensure clarity and accuracy of financial and cash flow models across all portfolios, including monthly and quarterly acquisition reports and analyses comparing actual costs and yields to proforma costs.

Requirements:

+ Bachelor’s degree in finance, real estate, business, accounting, or economics required.

+ Minimum seven years (7) of investment real estate acquisition/disposition management experience required OR ten (10) years of investment real estate management experience required.

+ Experience in cash, stock, and leveraged transactions.

+ Experience researching the internet and local MLS databases preferred.

+ Current real estate or appraiser license preferred.

+ Valid driver's license required.

+ Advanced proficiency in Excel required.

+ Strong understanding of financial analysis, cap rates, and REIT structure.

+ Understanding of MLS and other real estate tools.

+ Working knowledge of Microsoft Dynamics CRM and Yardi Voyager preferred.

+ Excellent verbal and written communication, planning and business/financial analysis skills.

+ Strong problem-solving and budgeting skills.

+ Must be able to meet multiple deadlines.

+ Must be able to implement process improvement changes.

+ Must be able to pay close attention to details.

+ Must be able to adapt and flex to a changing environment.

+ Must be able to operate a motor vehicle.
