    UPMC Corporate Real Estate is seeking a Lease Specialist, Senior to join the team in Harrisburg. This role offers the flexibility of working remotely two days a week and involves traveling 25% of the time to Central PA sites. Responsibilities include negotiating new site leases, maintaining a real estate portfolio, and conducting market analysis.     Responsibilities:

    + Training: Assist in training new staff on lease process, real estate database system, site tours and in shadowing to observe evaluations, tenant improvements and negotiations.

    + Early Termination Negotiations: Negotiate with landlords to terminate lease earlier than original expiration date. Summarize proposed terms and work with senior management to finalize.

    + Tenant Improvement Process: Meet with landlord, user group and architect to match tenant needs with spec and prepare a draft layout. Completes negotiation of lease terms and attends weekly construction meetings to make sure process is completed within timeframe and as negotiated. Conform receipt of Certificate of Occupancy, obtains reimbursement from landlord as required and commence rent payments/reimbursement for construction to/from landlord.

    + New site selections: Find new sites, selects broker, tours site with physicians, administrators and landlords. Observes the site comparison process, evaluation of layouts, construction requirements and costs, determination of fair market value of space, and the negotiation of lease rates, terms and letters of intent. Physician site acquisitions: Meet physician, review all lease locations, tour all sites, evaluate and summarize current condition of facility, evaluate fair market value and recommend requirements to move forward. Assign or write new leases for all locations.

    + Utilize queries to extract information from the real estate database. Attend outside meetings with community groups, contractors, landlords, physicians and senior administration as required.

    + Maintain current, efficient, and accurate filing systems for easy retrieval and tracking of lease documents. Prepare and distribute reports, in-depth spreadsheets, memorandums and lease documents.

    + Enter lease abstract and final information into the real estate database. Prepare weekly update reports for all customers. Meet with hospital and business unit managers to present lease activity, discuss upcoming renewals and new physician acquisitions as related to space.

    + Prepare lease abstract narratives, spreadsheets and specific reports from lease agreement documents. Review proposed leases for negative and affirmative language.

    + Negotiate lease language, tenant improvements and rental rates with prospective tenants and landlords. Draft and edit leases, lease amendments, financial analysis, review of estoppels, Subordination, Non-Disturbance & Attornment (SNDA), sales agreements and other documents using Excel and standard forms.

    + Bachelor's degree in a business related field and four years of relevant real estate experience or Highschool diploma and eight years of relevant real estate experience required.

    + Advanced understanding of lease terminology and interpreting legal documents.

    + Proficiency in drafting legal documents and engaging the legal department in the final review process.

    + Proficiency in Microsoft Office (Word, Excel, Access), MRI real estate database and PeopleSoft human resources systems.

    + Strong knowledge of accounting principles, an understanding of corporate structures, and cost center rollups required.

    + Strong financial, analytical and negotiation skills.

    + Ability to understand and interpret data.

    + Excellent verbal and written communication skills.

    + Ability to multitask, work successfully under pressure and effectively manage time and workload.

    + Ability to maintain confidentiality, effectively respond to changing circumstances, escalate and resolve work issues appropriately.

    + Ability to effectively communicate department processes and work assignments to others.

    + Job requires travel to Central PA sites.
