    Description

    Reporting to the Director of Health System Facilities, the Building Systems Manager-Healthcare is accountable for the service, preventative maintenance, repair and documentation programs for the building mechanical, electrical, plumbing, pneumatic tube, life-safety and low-voltage systems for all UCLA Health System facilities including Ronald Reagan University Medical Center, Lynda and Stuart Resnick Neuropsychiatric Hospital, Santa Monica-UCLA Medical Center and MOBs, the 200 and 300 Medical Plaza MOBs, Tiverton House, UCLA West Valley Medical Center and MOBs, and portions of the Center for Health Sciences (CHS), Edie and Lew Wasserman, 100 Medical Plaza, and West Medical buildings; Community Clinics as-needed; other facilities as-assigned.

     

    Salary Range: $112,900 - $256,900 / annually

    Qualifications

    + Bachelor's Degree or equivalent experience in Mechanical or Electrical Engineering or related fields.

    + Certified Healthcare Facility Manager Certificate.

    + Minimum 10 years' experience of heavy interface with the following: Building automation systems (in particular Siemens Apogee and Johnson Control Metasys), centralized HVAC systems (air handlers, chillers, boilers, pumps, steam distribution systems and condensate return systems, ducting systems, VRF system, etc.; Nurse call and Overhead Page systems, Television Systems, Centralized medical gas and medical vacuum systems.

    + Comprehensive knowledge of the design and operation of large HVAC systems (required), acquired over a minimum of five years in a hospital setting (preferred).

    + Working knowledge of the design and operation of normal- and emergency power systems, including but not limited to engine-generators, automatic transfer switches, electrical switchgear, etc.

    + Demonstrated management skills to effectively manage and direct a workforce of approximately six represented Service and Operating engineers, one assistant manager and one superintendent.

    + Ability to interact effectively with a supporting Campus Facilities Management workforce of approximately 40 represented skilled tradespeople both directly as needed and via their management structure.

    + Working knowledge of methods, tools, equipment, and materials of the skilled craft trades, including HVAC, pneumatic tube, plumbing, fire alarm, building automation and centralized medical gas systems sufficient to organize work, evaluate progress and ensure that work quality meets the applicable standards.

    + Working knowledge of applicable codes and standards including but not limited to TJC, Title 22, Title 24, NFPA, AAMI, AIA/FGI, etc.

    + Mathematical and accounting skills sufficient to prepare, monitor departmental budgets and speak to variances.

    + Ability to exercise sound time management skills, control projects and work proactively to mitigate complications that may jeopardize hospital operations.

    + Excellent interpersonal skills to establish and maintain confidence, trust and strong working relationships across a large and diverse body of staff, Nursing directors, Senior management, Administrators and service providers.

    + Working knowledge of Human Resources management principles to mentor, counsel, coach, train, evaluate and discipline staff, as needed.

    + Ability to operate effectively, confidently and consistently in a critical and very dynamic hospital environment.

    + Ability to communicate key aspects of technically-related issues to non-technical stakeholders in an effective manner

    + Ability to rapidly learn the architecture, operation and case-by-case challenges of building systems as needed.

    Preferred

    + License or certificate to practice in at least one of the professions: Mechanical Engineering, Electrical Engineering, Architecture, or related fields.

    + Knowledge of construction principles and practices.

    + Demonstrated skill in using a PC with related software including Microsoft Excel, Word, PowerPoint, Outlook and AutoCAD or Bluebeam.
