    Compensation: Up to $75,000/year

    Job Summary: We are seeking a skilled and experienced Senior Maintenance Manager to oversee maintenance operations across our residential facilities and business properties. This leadership role is critical to ensuring our locations meet high standards of safety, compliance, and functionality while managing staff, vendors, and resources efficiently. This role is responsible for ensuring all physical aspects of our properties comply with company standards and regulations. This includes inspections, maintenance, and repairs, as well as overseeing the maintenance team and external contractors. The role also involves budget management, documentation, safety compliance, and emergency response planning. Must be available on call 24/7 for emergencies.

    Key Responsibilities

    + Ensure all properties meet safety, compliance, and operational standards.

    + Oversee and perform maintenance and inspections for HVAC, electrical, plumbing, carpentry, drywall, painting, appliances, and structural integrity.

    + Ensuring residential homes and work locations are ready for occupancy in a timely manner.

    + Implement and oversee preventative maintenance programs.

    + Lead snow removal and salting efforts during winter months.

    + Monitor and maintain secure facility operations, including lighting, HVAC efficiency, and security compliance.

    + Ensure completion of work orders and preventive maintenance tasks on schedule.

    + Develop and execute emergency response plans when needed.

    + Hire, train, and supervise maintenance personnel, ensuring accountability and professional development.

    + Create and manage staff schedules, including on-call rotations.

    + Assign and oversee maintenance tasks, ensuring high-quality work.

    + Manage vendor relationships, contracts, and service agreements to ensure cost-effective solutions.

    + Monitor and inspect contractor work to maintain compliance with company standards.

    + Maintain accurate documentation of maintenance activities, including work orders, preventative maintenance logs, vendor contracts, and inventory.

    + Monitor expenses, manage budgets, and track purchase orders to ensure financial efficiency.

    + Ensure adherence to procurement policies and track budget variances.

    + Utilize maintenance tracking software and mobile work order systems to optimize operations.

    + Ensure all maintenance activities comply with OSHA, local building codes, and other safety regulations.

    + Conduct regular safety audits, risk assessments, and preventative inspections.

    + Train staff on safety procedures and enforce compliance with security policies.

    + Implement corrective actions to mitigate potential hazards.

    + Prepare documentation for state inspections and audits.

    Minimum Qualifications

    + High School Diploma/GED required.

    + Minimum of 3 years of experience in maintenance management, preferably in residential, nonprofit, or healthcare settings.

    + Experience troubleshooting of HVAC, plumbing, electrical, carpentry, and general building maintenance.

    + Strong leadership, communication, and problem-solving skills.

    + Experience in vendor and contractor management.

    + Ability to plan, organize, and prioritize multiple tasks efficiently.

    + Independent and motivated professional with strong written and verbal communication skills.

    + Strong organizational, multi-tasking, and problem-solving skills.

    + Valid driver's license with a clean driving record (no more than three suspensions or points in the past three years).

    + Physical ability to perform job tasks, including lifting between 50 - 100 pounds, bending, stooping, pushing, pulling, and extended periods of walking.
