Job Description
The Senior Manager, Property Tax Appeals and Analysis, is a key member of the Public Storage tax team, responsible for strategically managing the property tax appeals process across a national portfolio. This position reports directly to the Director, Indirect Tax. The role requires a proactive leader who can identify value-creating opportunities within the appeals process, coordinate with external consultants, and deliver insightful analysis of year-over-year tax trends by state, district, and property. The ideal candidate will combine tax technical expertise, superior analytical skills, and strong communication abilities to support business objectives and ensure optimal property tax outcomes.
Key Responsibilities
+ Identify and evaluate opportunities to reduce property tax liability through the appeals process, leveraging data analytics and comprehensive market research.
+ Develop and execute property tax appeal strategies in collaboration with internal stakeholders and cross-functional teams.
+ Act as the primary liaison between Public Storage and external consultants, ensuring all potential appeal opportunities are identified, thoroughly evaluated, and effectively pursued.
+ Monitor and review the performance of external consultants, establishing clear expectations, tracking progress, and holding partners accountable for deliverables.
+ Analyze and report on year-over-year property tax trends at the state, district, and property levels, providing actionable insights and recommendations to senior leadership.
+ Maintain a comprehensive database of appeal activity, results, and cost-benefit analyses to guide future decisions and optimize resource allocation.
+ Stay informed on changes in property tax laws, local market conditions, and industry best practices to ensure compliance and maximize cost savings.
+ Prepare and present regular updates, reports, and presentations for executive management, highlighting key findings, risks, and opportunities.
+ Support the budgeting and forecasting process by anticipating tax impacts from appeals and market trends.
+ Assist with ad-hoc tax projects and initiatives as required to support the overall strategy of the tax department.
Qualifications
+ Bachelor’s degree in Accounting, Finance, Business Administration, Real Estate, or related field; CPA, CMI, or advanced degree preferred.
+ Minimum of 7 years of experience in property tax appeals, analysis, or related roles, with multi-state or national exposure preferred.
+ Strong knowledge of property tax laws, assessment methodologies, and the appeals process.
+ Proven experience managing relationships with external consultants and vendors.
+ Exceptional analytical and problem-solving skills, with advanced proficiency in Excel and data visualization tools.
+ Excellent written and verbal communication skills, including experience presenting to senior executives.
+ Ability to prioritize and manage multiple projects in a fast-paced, deadline-driven environment.
+ High level of integrity, professional judgment, and attention to detail.
