    Purpose of the Opportunity

     

    At Win, the team is committed to ensuring that our families are provided with services utilizing the qualities of Trauma-Informed Care upon entering a Win facility and throughout their stay with us. Win transforms the lives of New York City’s homeless families by providing holistic services and the largest portfolio of transitional and supportive housing in the city. We are mission-driven, client-centered, and committed to creating lasting pathways out of homelessness. We are seeking individuals who champion this approach to join us. The selected candidate must have a passion for serving families in need, is comfortable engaging and interacting with our families, demonstrate dedication and commitment, and always represent Win in a professional manner.

     

    Reporting to the Director; Real Estate, the Development Project Coordinator; Real Estate will support the development and preservation of transitional and permanent housing opportunities across New York City. This role plays a critical part in ensuring Win’s real estate projects are financially sound, strategically aligned, and mission-forward.

    Key Accountabilities

    •Assist in identifying new opportunities for transitional and permanent housing development.

    •Research public and private funding sources; help develop capital financing strategies.

    •Prepare pro formas, capital and operating budgets, and funding applications (e.g., HPD, HDC, HCR, HFA, HHAP, FHLB, HUD).

    •Coordinate with Win’s finance team to manage budgets, monitor expenses, and support audits and reporting for real estate transactions.

    •Support responses to RFPs/RFQs for city- and state-led housing opportunities.

    •Track project budgets, process invoices, and submit requisitions for development-related payments.

    •Assist in managing construction project teams including architects, contractors, and consultants.

    •Develop materials and reports for Win’s Board Housing Committee.

    •Maintain organized project files and support the real estate team in other duties as assigned.

    •Perform other duties as assigned

    Essential Requirements/Job Qualifications:

    •Commitment to Win’s mission, vision, and core values.

    •Bachelor’s degree required; relevant coursework or experience in real estate development, finance, or urban planning preferred.

    •Knowledge of affordable housing development and financing, including LIHTC.

    •Advanced proficiency in Excel (budget modeling, financial analysis).

    •Excellent organizational, interpersonal, and written communication skills.

    •Ability to work both independently and collaboratively.

    •Must be able to travel across the five boroughs and navigate walk-ups or construction sites as needed.

    •Flexibility attending evening or weekend meetings when required.

    range of problems. Understands and upholds all policies and procedures described in the Win Employee Handbook.

    Work Environment & Physical Demands:

    This role requires regular travel within NYC and the ability to visit and assess active or prospective project sites, which may include stair climbing or navigating uneven terrain.
