**Pay Range:** $57.36 - $85.47 per hour

Summary:
The Director of Corporate Real Estate leads strategy, planning, and execution of real estate activities across the Rush University System for Health. This position oversees leasing, acquisitions, dispositions, and site development in support of the system’s clinical, academic, research, and administrative needs. The role focuses on real estate administration and predevelopment, including site selection, market analysis, lease/purchase negotiation, entitlement strategy, and coordination with external brokers, counsel, and development partners. The Director works closely with internal teams across Planning, Design & Construction, Facilities, Strategy, Legal, and Finance to ensure alignment between capital deployment and system priorities. The role also manages a team responsible for lease administration, vendor management, and property operations for Rush-controlled properties. Success in this role will be measured by real estate portfolio performance (cost per SF, utilization rate), timely execution of transactions, internal customer satisfaction, and achievement of long-term location strategy goals.

Required Job Qualifications:
• Education: Bachelor’s degree in real estate, business, architecture, urban planning, or related field
• Experience: Minimum 10 years of progressive experience in corporate real estate, development, brokerage, or transaction management
• Skills:
• Demonstrated ability to manage lease and property portfolios in complex, multi-site organizations
• Strong understanding of real estate finance, site selection, and entitlement processes
• Ability to lead negotiations and coordinate multidisciplinary internal and external teams
• Proven experience managing direct reports and operating budgets
• Knowledge of commercial lease structures, landlord/tenant law, and fair market value (FMV) standards
• Ability to develop and present complex materials to executive and board-level audiences
Preferred Job Qualifications:
• Education: Master’s degree in business, real estate, healthcare administration, or related field
• Experience: Experience in healthcare or academic center real estate
• Skills: Familiarity with fair market value (FMV) assessments, lease accounting standards and space utilization tools or platforms
Physical Demands:
• Work is primarily performed in a professional office environment.
• Requires extended periods of sitting, computer use, and meetings.
• Occasional walking or standing during site visits, including construction or clinical settings.
• Ability to travel locally and occasionally out-of-state for property tours, negotiations, or project coordination.
• May require use of PPE when entering construction zones or clinical environments.

Responsibilities:
Real Estate Strategy & Planning
• Develop and maintain the long-range Corporate Real Estate strategy in collaboration with system leadership
• Assess space needs and market opportunities to support ambulatory, administrative, academic, and support service space needs
• Analyze and recommend lease vs. own scenarios and evaluate financial and operational impacts
• Prepare executive briefings, Board-level presentations, and business cases for key real estate initiatives
• Partner with executive leadership to translate system priorities into location and facility strategies
• Maintain real estate pipeline and support 5-year capital planning
• Track and report real estate KPIs, market benchmarking, and utilization metrics to inform decision-making
• Support scenario planning and real estate portfolio modeling to optimize cost, access, and growth readiness
Transaction Oversight
• Serve as lead point of contact for real estate transactions including new site acquisition, leasing, dispositions, and space expansion
• Coordinate negotiations and documentation with brokers, legal counsel, and counterparties
• Draft and review Letters of Intent, RFPs, and deal terms
• Manage due diligence, title, zoning, and entitlement processes in partnership with internal stakeholders and external consultants
• Attend or coordinate participation in public meetings and hearings as needed
• Lead negotiation of business terms and transaction structuring in coordination with counsel and Finance
• Support FMV assessments and regulatory compliance as required for healthcare transactions
• Coordinate internal approvals and documentation workflows in partnership with Legal, Compliance, and Finance
Internal Coordination & Transition
• Work closely with Planning, Design & Construction to establish project assumptions, cost/schedule targets, and program requirements prior to project handoff
• Coordinate with Facilities teams on operational integration, readiness planning, and landlord/tenant obligations
• Align internal stakeholders on project goals, scope changes, and timing
• Ensure project transitions include lease abstracting, defined landlord/tenant obligations, and tenant improvement coordination.
Portfolio Oversight & Lease Management
• Oversee real estate portfolio documentation, lease renewals, and term compliance
• Support space utilization planning and occupancy strategy for Rush-controlled properties
• Serve as internal liaison between real estate and Finance & Accounting for lease accounting, budgeting, and reporting
• Oversee lease administration systems, abstracting, and tracking of critical dates
• Coordinate with Finance on budgeting, rent escalations, and reconciliation reviews
• Lead annual lease review process, identifying risks, expirations, and opportunities for consolidation or renegotiation
Team Management
• Directly supervise team responsible for real estate / property management for day-to-day operations and vendor oversight at leased and owned properties
• Provide coaching, feedback, and performance management for team members
• Develop and manage real estate-related operating budgets and property-level expense planning
• Establish service standards and ensure compliance with contractual and regulatory obligations
• Mentor and develop team members to support succession planning and role clarity
• Establish KPI dashboards to monitor portfolio performance, cost, and risk
