    General Responsibilities:

    We are seeking a detail-oriented and experienced** **Property Condition Assessor (PCA)** **to join our team. In this role, you will be responsible for conducting comprehensive property assessments to evaluate the condition, life expectancy, and immediate and long-term repair/replacement needs of commercial, industrial, and/or residential properties.

     

    You will work closely with clients, engineers, and project managers to produce thorough** **Property Condition Assessment (PCA) reports** **, often in accordance with** **ASTM E2018/Fannie Mae, Freddie Mac/HUD standards** **.

    Key Responsibilities

    + **Perform on-site inspections of buildings and infrastructure systems (structural, roofing, HVAC, plumbing, electrical, etc.)**

    + **Document existing property conditions, deferred maintenance, and code violations**

    + **Prepare accurate, detailed Property Condition Reports (PCRs), including cost estimates for repairs and capital expenditures**

    + **Communicate findings clearly to clients and stakeholders**

    + **Collaborate with architects, engineers, and other professionals as needed**

    + **Stay current on building codes, environmental issues, and industry trends**

    + **Career level Facilities professional responsible for managing complex, detailed portfolios and projects.**

    + **Independently performs a variety of projects.**

    + **Plans, schedules, conducts and/or coordinates assessments, inspections and testing of property, buildings and roofs.**

    + **Makes recommendations, adaptations and modifications.**

    + **Interacts directly with client and project team on developing scope of services, communicating project progress and findings and recommendations.**

    + **Prepares routine and complex client deliverables.**

    + **Prepares or oversees preparation of client proposals and related cost estimates.**

    + **Participates in professional and technical presentations and authors technical papers.**

    + **Follow safety rules, guidelines and standards for all projects. Participate in pre-task planning. Report any safety issues or concerns to management.**

    + **Be responsible for maintaining quality standards on all projects.**

    Requirements:

    + **Preferred but not required Bachelor’s degree in Engineering, Architecture, Building Sciences, or related field**

    + **1+ years of experience in property condition assessments, building inspections, or related roles**

    + **Familiarity with ASTM E2018-15 standards**

    + **Strong knowledge of building systems and construction practices**

    + **Excellent written and verbal communication skills**

    + **Proficient in Microsoft Office and reporting software (e.g., Bluebeam, AutoCAD, etc.)**

    + **Ability to travel as required (local/regional/national)**

    + **Valid driver’s license with acceptable violation history.**
