    Job Title: Project Manager

    Job Description

    We are seeking an experienced and dedicated Project Manager to oversee the comprehensive management of construction projects. The ideal candidate will have the expertise in managing pre-construction and construction scheduling, budgeting, and resource allocation, ensuring efficient project execution within budgetary constraints.

    Responsibilities

    + Manage the pre-construction, preplanning, and construction project scheduling process.

    + Review and approve project budgets (labor, material, and subcontractors) to determine allocation of resources from start to finish with attention to budgetary limitations.

    + Negotiate and create subcontractor contracts with external vendors to reach agreements beneficial to the project.

    + Manage project finances, focusing on profitability and cash flow.

    + Be accountable for the overall profitability of the job, focusing on cost to complete as it relates to the initial job bid proposal.

    + Actively engage in design conflict and resolution for all trades, collaborating with engineers and architects to determine project specifications.

    + Lead strategic planning and manage project submittal, request for information, and change order processes.

    + Implement monthly cost reports and accurate cost projections.

    + Research and suggest options on construction means, methods, and timelines.

    + Recognize and implement change orders as necessary.

    + Approve payment for supplier and subcontractor invoices.

    + Ensure adherence to all health and safety standards and report issues.

    + Maintain and develop client relationships.

    + Identify and engage in pursuing upcoming work.

    + Project, identify and manage CAD, fabrication, and field labor resources required.

    + Maintain a safe and clean working environment by enforcing procedures, rules, and regulations.

    Essential Skills

    + In-depth understanding of construction procedures, material, and project management principles.

    + Strong leadership skills.

    + Proficiency in scheduling, logistics, and procurement of equipment and materials.

    + Strong verbal, written, and interpersonal skills.

    + Consistent dependability and availability.

    + Ability to work in a fast-paced construction office environment.

    + Ability to organize and curate documents related to work orders and personnel.

    + Aptitude to learn new systems.

    + Excellent ability in Microsoft Projects, Office, Excel, Word, etc.

     

    Additional Skills & Qualifications

     

    + Experience with AutoBid, P6 Scheduler, and Bluebeam is preferred.

    + Mechanical knowledge.

    + Experience in project management and construction management.

    + Ability to train estimating staff on technical aspects of project management.

    + Understand company resource production capabilities and implement in the construction process.

    + Professional vendor and supplier solicitation during the procurement process.

    + Ability to prepare a SWOT Analysis for projects and future projects.

    + Bachelor’s degree from a four-year college or university, or 10+ years of related experience and/or training, or equivalent combination of education and experience.

    + 5 years of experience in the construction field leading projects up to $15M in scope.

    + Life Science/Pharma Project experience is required.

    Work Environment

    This role is positioned within a leading Mechanical Contractor that is expanding its presence in North Carolina. The work environment is fast-paced and demanding, requiring a high level of organization and the ability to coordinate with various teams. The position will involve interaction with both field personnel and internal support services, fostering a collaborative atmosphere.

    This is a Contract position based out of Raleigh, NC

    Pay and Benefits

    The pay range for this position is $52.89 - $72.00/hr.
