    Director of Plant Operations Full Time!

    Department: Plant Operations

    4 Weeks Vacation, 10 Paid Holidays, 12 Sick Days, 4 Personal Days

    Salary Range: $78,000 - $82,000 depending on experience

     

    Summary: Supervises, coordinates and performs all needed repairs to maintain the safety and proper operations of the facility in accordance with department, state and local laws and policies. Ensures the building, grounds meet or exceed the standards to support our environment of care. Supervises the housekeeping and maintenance staff in accordance with the organizational policies and applicable laws.

     

    Essential Duties and Responsibilities include the following. Other duties may be assigned.

     

    • Provide hands on services to the facility in carpentry, electrical, plumbing, HVAC and heating, locksmithing, wheelchair repair, and snow removal, as well as repair and maintenance.

    • Ensure that all work, including work in progress and completed projects, meet or exceed required safety standards as well as all other applicable local, state or federal standards (i.e., OSHA, ADA, fire standards).

    • Ensure that a Preventative Maintenance (PM) Plan is in place for the building, equipment and tools.

    • Maintain records of completed and scheduled work, including Preventative Maintenance due dates.

    • Investigate mechanical breakdowns or machinery failures to determine causation. Incorporates into PM plans to prevent recurrence. Assist workers in diagnosing and repair malfunctioning equipment as needed.

    • Prioritize and repair breakdowns, emergency or otherwise in the shortest possible time and to ensure the safety of the residents and staff of the facility.

    • Oversee Maintenance on Call to provide emergency maintenance coverage at all times, by ensuring maintenance staff are assigned and available to provide 24/7 maintenance support.

    • Represent the Plant Operations department and LCC to all regulatory and accrediting bodies and along with the Administrator takes an active role during annual surveys. Prepares written responses to any regulatory concerns.

    • Maintain current information on codes, regulations, legal interpretations, new ideas and methods and other information from outside sources and utilize as required.

    • Ensure inspection requirements for equipment such as boiler, elevator, fire prevention equipment are met.

    • Schedule and hold safety drills, including, but not limited to fire, tornado and disaster drills, within the requirements of regulatory agencies, and to ensure all three shifts are able to respond quickly. Document the drills and use data from these drills to improve reaction times. Assists in the orientation of all new employees relative to plant operations.

    • Maintain an ongoing knowledge of facility policies and procedures. Develop and maintain policies and procedures designed to meet or exceed the requirements of accrediting organizations and regulatory agencies. (i.e. DOH, OSHA and NFPA). Keeps current with all CMS, NFPA and NYSDOH regulations to remain in compliance. Updates and reviews Plant Operations policies annually.

    • Actively work to remain within or below budget.

    • Gather information from sales engineers, representatives and contractors regarding cost and delivery of services, material and supplies as directed. Prepares presentations to the Administrator regarding bids and project plans. Communicates with vendors and contractors for bids and quotes for competitive pricing. Oversees all contract work/projects through completion. Keeps the Administrator up to date on project progress and/or concerns.

    • Maintain files and records on work schedules (weekly, monthly and annually.

    • Complete all required documentation thoroughly, accurately, and in a timely manner.

    • Is cognizant of and follows all safety and security policies, both on and offsite. Reports unsafe issues in a timely manner. Participate in Safety, Safe Patient Handling and Disaster Preparedness Committees.

    • Is an active member of the QAPI steering committee and prepares quarterly reports to the committee as per QAPI schedule.

    • Requisition and keep supply of spare parts and tools necessary to perform departmental functions.

    • Interpret specifications, blueprints, and job orders to workers, and assign duties.

    • Establish or adjust work procedures to meet scheduling needs.

    • Recommend measures to improve production methods, equipment performance, and quality of product.

    • Suggest changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.

    • Analyze and resolve work problems, or assist workers in solving work problems.

    • Maintain work order logs as well as time and production records.

    Education and/or Experience

    • Four to ten years of related experience and/or training in a healthcare facility; or equivalent combination of education and experience.

    • Minimum 1 year of leadership or management experience required. Previous experience in facilities maintenance managing a staff of 20 highly desired.

    • 3-5 years of experience with hands-on carpentry, plumbing and electrical trades required. Locksmithing and key making skills highly desired.

    • Must have excellent computer skills: Excel, Word, Outlook.
