    Preconstruction & Estimating Manager

    Overall Job Summary

    The Preconstruction Manager supports $200 + million new development programs and is critical in the implementation on new construction in multiple regions. This position will be responsible for managing preconstruction activities from conceptual site plans to construction start with an emphasis on budgets and estimating. This position will build relationships, mentor team members, and collaborate with our Operations team.

    Essential Duties and Responsibilities (Min 5%)

    + Lead preconstruction management services for new, ground up store development projects with consultants and internal teams, from conceptual budget through bidding.

    + Review conceptual plans and due diligence to validate and confirm projected costs for executive leadership approval as well as

    + Direct design and development professional service providers (20-25 projects at a time).

    + Collaborate with developers and design professionals in obtaining the necessary approvals and permits as well as collaborating with Merchandising and Operations Team to on project delivery.

    + Monitor budget at due diligence and design milestones, evaluate material and system costs, review document progress and coordination through final construction commencement budget.

    + Provide recommendations for optimal constructability and value-engineering based on experience in construction standards and protocols.

    + Negotiate final construction and professional service provider contracts.

    + Maintain and direct regularly scheduled developer meetings with team members.

    + Review bid scope details and work on final construction budgets with the Construction Managers

    + Coordinate with Construction Manager on project close out including financial budgets, lien waivers, and all other requirements for occupancy.

    + Communicate across all levels of the organization to gather feedback, assess needs, and execute projects in both a timely and budget conscious manner.

    Required Qualifications

    **Experience:** 5-10+ years of new construction and estimation experience required.

    **Education:** Bachelor’s degree in construction management, engineering, architecture, or an equivalent combination of experience and education is required. Any suitable combination of education and experience will be considered.

    **Professional Certifications:** ASPE Certified Professional Estimator (CPE), Associate Estimating Professional (AEP)

    Preferred knowledge, skills or abilities

    + Must have full understanding and knowledge of the entitlement and permitting process.

    + Advanced experience with geotechnical reports, site surveys, civil drawings and alternate cost-effective approaches to manage a variety of site conditions.

    + Understanding of due diligence deliverables such as environmental reports, SIR’s, traffic studies, wetland delineations, etc.

    + Ability to plan, organize, motivate, mentor, direct and evaluate the work of others.

    + Strong negotiation, communication, problem-solving, time management and interpersonal skills.

    + Strong problem-solving, and interpersonal skills, with clear written and verbal communication.

    + Ability to work with all levels of employees and external vendors.

    + Advanced skills in Microsoft Office applications (esp. Excel, Project, and PowerPoint)

    + Thrives in a fast-paced environment, anticipates problems, and takes initiative with little guidance, while maintaining a positive attitude.

    + Must possess a valid Driver’s License and Proof of Insurance, and be able to acquire rental cars, accommodation, or other incidental expenses common to out of town travel.

    Working Conditions

    + Normal office working conditions

    + In-office 3 days a week

    + Travel as needed, approximately 20-30%
