General Statement of Duties
The Facilities Department is recruiting for a Building Maintenance Worker 2(Roof Maintenance). The Building Maintenance Worker 2 will plan, perform and/or coordinate a variety of skilled and semi-skilled building and facility construction, maintenance, and repair activities, requiring the application of standard trade practices, for a wide varietyofCitybuildingsandfacilities.Theprimaryfocusforthisrecruitmentwillbeforroof systems, roof cleaning, and roof-related maintenance across a wide variety of City buildings and facilities
The Building Maintenance Worker(BMW) 2 is the first skilled level in the series and provides specialized skilled building and facility maintenance duties in one building trade specialty and assistance in other areas. The BMW 2 is distinguished from the BMW 1 in that the latter focuses upon semi-skilled building maintenance and/or pool operation duties

Salary: $29.95 - $37.34 hourly / $62,296.00 - $77,677.20 annually
The City of Eugene determines starting pay within the range based on relevant education and experience as provided by the applicant in their application materials. This process is consistent with the Oregon Equal Pay Act (OEPA) (https://www.oregon.gov/boli/workers/pages/equal-pay.aspx) .

Examples of Duties Performed - Duties may include but are not limited to the following
+ Perform roof maintenance, cleaning, inspections, and repairs on a wide variety of City buildings and facilities.
+ Pre-planning and scheduling projects for completion, including preparing shop drawings; estimates for cost, time and materials; ordering supplies and equipment; and obtaining proper permits; ensuring work is performed with all safety precautions and to standards.
+ May monitor work of contractors and inspects building alterations proposed or completed by contractors to ensure compliance with specifications and safety standards; solves all onsite problems.
+ Operating a variety of hand and power equipment related to the area of assignment and tools, such as compressors, sprayers, pumps, generators, etc.
+ Following maps, diagrams, written instructions and specifications in completing work assignments.
+ Keeping accurate and complete records of all materials used, work performed and equipment serviced.
+ Maintaining records of preventative and maintenance repairs, and other related forms.
+ Coordinating the moving, relocation, and installation of office equipment and furnishings as part of a renovation project.
+ Exercising lead direction over lower level classifications.
+ Providing training to other employees in use and care of equipment and tools, and methods and standards related to building construction and maintenance.
+ May train coworkers and new employees in a specialty.
+ Travel to various locations to perform repairs and maintenance in a city owned vehicle
+ Actively supporting and respecting diversity in the workplace.
+ Performing other related duties as assigned.

Minimum Qualifications
Experience
Four years of increasingly responsible journey-level experience in one building/construction trade which includes some project planning and lead responsibilities.
Education
High school diploma or equivalent and specialized training in building construction and maintenance.
Background
Must pass a background check.
Physical
Must pass a physical assessment and drug test.
License
Valid Oregon driver’s license (or, the ability to obtain by date of hire); must pass driving records check and, if hired, maintain a driving record that meets the City’s standard. Oregon law requires that an out-of-state license holder must obtain a valid Oregon license (with appropriate endorsements) within 30 days of becoming domiciled in the state (ORS 803.355).
Depending on the areas of assignment, may require specific licenses and/or training certifications, including but not limited to:
+ Restricted Energy Electrical License
+ Limited Maintenance Electrical License
+ Backflow Prevention Certification
The ideal candidate will have the following knowledge, skills, and abilities
Knowledge
+ Building codes and construction standards in the areas of assignment.
+ Facility and building maintenance and construction methods, remodels, materials, techniques, and tools in the areas of assignment.
+ Occupational hazards and safety precautions.
Abilities
+ Safely access and perform work on a variety of roof types and elevations.
+ Identify and repair roof leaks and drainage issues.
+ Plan, conduct and perform building maintenance projects.
+ Read and understand technical material including instruction manuals, machine and building blueprints, and construction plans and specifications.
+ Make accurate estimates of time, materials, and personnel required for repairs, maintenance work, and remodels.
+ Interpret and work from rough sketches and penciled layouts as well as detailed blueprints; interpret plans and specifications.
+ Develop methods, procedures and policies.
+ Keep records, prepare reports, records and budget information.
+ Plan, assign, lead and review the work of City or contract staff.
+ Prioritize and coordinate a variety of duties and projects.
+ Plan and provide training to employees.
+ Establish effective working relationships with employees, vendors, local agencies and contractors.
+ Perform a variety of skilled building & facilities duties and handle various projects.
+ Operate and maintain appropriate hand and power tools used in building maintenance, repair, and construction.
+ Perform the physical duties required of the position.
+ Provide and wear personal protective equipment as required.
+ Be available and respond for emergency call-back as necessary.
+ Work in a variety of working conditions.
+ Respond to off-duty requests.

What to Expect from our Selection Process

The normal starting salary is the first step shown on the posting. Other placement in the salary range may be considered depending on qualifications and experience.
