About the Role:
As a CBRE Facilities Sr. Manager, you will oversee a multi-site portfolio of commercial offices within the Houston area. This role requires regular travel to nine local sites, with a strong emphasis on vendor management, budgeting, and soft services. The ideal candidate will possess a solid background in facilities operations, demonstrate excellent communication skills, and be comfortable interacting with high-level executives.
This job is a part of the Facilities Management functional area which focuses on all aspects of the operations of a set of assets, providing support to the Property Managers regarding all repairs and investment plans.
What You'll Do:
+ Lead and manage a multi-site facilities portfolio across the Houston area.
+ Supervise and collaborate with your Assistant Facilities Manager.
+ Serve as the primary point of contact for client interactions, resolving conflicts and delivering effective solutions.
+ Respond professionally to emails and calls, addressing operational issues promptly.
+ Oversee vendor relationships, including service delivery, proposal reviews, negotiations, and invoice approvals.
+ Manage work orders: creation, assignment, and closure.
+ Ensure quality delivery of soft services including but not limited to fire life safety, elevators, janitorial, and landscaping.
+ Conduct weekly onsite inspections across all nine locations.
+ Monitor and manage facilities and operations budgets, identifying cost-saving opportunities (no budget creation required).
+ Understand lease vs. ownership responsibilities for each property.
+ Maintain general knowledge of building systems (e.g., HVAC, fire systems)
+ Provide formal supervision to employees. Track the training and development of staff. Conduct performance evaluations and coaching.
+ Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
+ Coordinate and manage facility repairs and maintenance by working with technicians, vendors, and contractors.
+ Maintain positive client relationships and conduct meetings on unresolved facility issues.
+ Prepare and manage large and high-profile capital projects, operating budgets, and variance reports.
+ Perform facility inspections quality assurance following local, state, and federal regulations. Suggest and implement operational efficiencies, repairs, and upgrade opportunities.
+ Create environmental health and safety procedures for facilities.
+ Review and approve purchase orders for the procurement of parts, services, and labor for projects.
+ Apply a broad knowledge of the business, own discipline, and how own discipline integrates with others to achieve team and departmental objectives.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Influence others to adopt a different point of view while being guided by policies and departmental plans.
+ Identify and solve technical and operational problems of complexity.
+ Understand and recognize the broader impact across the department.
+ Improve and change existing methods, processes, and standards within job discipline.
What You'll Need:
+ Bachelor's Degree preferred with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. Valid driver's license required. Facility Management certification preferred.
+ Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred.
+ Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
+ Leadership skills to motivate the team to achieve broad operational targets with impacts on own job discipline, multiple job disciplines, and department.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Extensive organizational skills and an advanced inquisitive mindset.
+ Intermediate math skills. Ability to calculate complicated figures such as percentages, fractions, and other financial-related calculations.
