    Job Summary

    The Real Estate Market Associate provides analytical and due diligence support focused on commercial mortgage investments together with analytical support in the evaluation and monitoring of real estate markets and the commercial real estate debt portfolios. This role is responsible for analyzing market trends, evaluating property values, and providing actionable insights to support strategic investment decisions.

     

    Job Responsibilities and Duties

     

    + Support commercial mortgage investment professionals in analyzing various commercial mortgage debt opportunities for potential investment by providing critical financial analysis to assist investment decisions through fact-based, financial data and analytics.

    + Assist commercial mortgage investment production professionals in designated markets to review and underwrite proposed commercial mortgage investment submissions, due diligence materials, and gather additional information as necessary.

    + Prepare and take ownership of financial underwriting and risk models.

    + Prepare final commercial mortgage documents for, and presenting to, senior management for final approval.

    + Order, track and analyze appraisals, environmental and engineering studies, financial statements and other third-party reports.

    + Assist in the investment closing process, coordinating with multiple functional units - Law, Closing and Servicing.

    Portfolio and Market Research:

    + Monitor and analyze conditions in specified commercial real estate markets, utilizing Thrivent Financial’s internal data as well as external real estate, economic, and financial data and research.

    + Maintain real estate market investment models and produce regular Market Performance Assessment (MPA) reports for assigned property types and markets.

    + Contribute, based on the market analysis and assessment performed in this position, to the development of proprietary, forward-looking forecasts of anticipated performance in the assigned property types and markets.

    + Assist senior management in applying real estate market research to help guide Thrivent Financial's benchmark underwriting assumptions for assigned property types and markets.

    Portfolio Management and Loan Servicing:

    + Assist ongoing monitoring of investments, including the review and analysis of servicing requests, and make recommendations to senior management.

    + Complete special projects for all functional areas within the Mortgage and Real Estate department

    + This role interacts with all members of Thrivent’s commercial mortgage team including senior leadership. This role is responsible for presenting new potential real estate debt investments to the group and must demonstrate a high level of proficiency in analyzing market conditions and property level cash flows.

    Job Qualifications

    Required:

    + Minimum of two years of work experience in commercial real estate with a nationally recognized institutional lender focused on the analysis and underwriting of potential new mortgage investments with a strong aptitude in accounting, economics, and technology.

    + Bachelor’s degree in real estate or related field.

    + Understanding of the fundamentals of real estate valuation, finance, and accounting. Familiarity with property-level due diligence, real estate law and construction.

    + Excellent communications skills, both verbal and written, are required, as well as the ability to work independently and as a member of a team.

    + Internship or work experience in commercial real estate investment analysis, asset management, portfolio management or other commercial real estate related fields is a plus.

    + High level of proficiency with Microsoft Office products such as Excel, Word, PowerPoint, etc. Experience with Argus DCF modeling software, CoStar, and Real Capital Analytics is a plus.

    Preferred:

    + Commercial mortgage lending work experience with a nationally recognized life insurance company.

    + Bachelor's degree in Real Estate, plus additional studies in accounting, economics, and technology.

     

    Additional Information

     

    + This position requires you to work on-site in Minneapolis, MN a minimum of three days a week.

The applicable salary or hourly wage range for this full-time role is $79,938.00 - $108,152.00 per year, which factors in various geographic regions. The base pay actually offered will be determined by a variety of factors including, but not limited to, location, relevant experience, skills, and knowledge, business needs, market demand, and other factors Thrivent deems important.
