Job Summary:
As part of Legal/Real Estate, support Dollar Tree's existing and growing portfolio of stores and Real Estate Portfolio Management teams.
Principal Duties and Responsibilities:
+ Process requests for estoppel certificates and SNDAs ensuring timely compliance with lease obligations.
+ Review and finalize estoppels, SNDAs, and other documents for signature.
+ Verify legitimacy of all requested vendor changes by reviewing supporting documentation to include deeds, assignments of leases and rents, management and/or operating agreements, and W-9s.
+ Maintain the integrity of the lease data in all relevant databases.
+ Determine rent commencement dates for new locations. Track store opening, closing and possession dates. Ensure databases reflect current and accurate lease data.
+ Respond to requests and correspondence from landlords, property managers and other external contacts on lease-related issues.
+ Audit peer files and assist with training as requested.
+ Partner with other departments in achieving company objectives and goals.
+ Storage – Negotiate contracts with Landlords and work with operations on the placement and retrieval of storage containers.
+ Conduct research on lease-related issues upon request.
+ Other projects as assigned.
Minimum Requirements/Qualifications:
+ 3 to 5 years of relevant experience.
+ Bachelor’s degree (BA/BS/BFA) or five years of relevant experience.
+ Excellent computer skills, including Microsoft Word and Excel.
+ Experience with lease administration, preferably commercial or retail lease administration.
+ Independent, detail oriented self-starter.
+ Excellent oral and written communication skills.
+ Ability to negotiate, draft and edit legal documents using proper grammar and punctuation.
+ Strong time management skills with the ability to adapt and respond to changing conditions with a sense of urgency.
+ Ability to research and resolve lease related issues with a minimum of supervision.
+ Able to work under pressure while maintaining professionalism and diplomacy.
+ Ability to understand complex legal positions.
+ Must be able to negotiate, offer trades and alternatives, and understand the consequences of the positions they take and those proposed.
Desired Qualifications:
+ Prior lease administration auditing experience/ legal background preferred.
+ Paralegal Certificate preferred.
