    Job Summary

    In a safe, efficient and professional manner, the HVAC Technician will perform preventative, corrective and predictive maintenance, troubleshoot and service commercial and industrial HVAC systems. Experience should include maintenance of ACU’s, AHU’s, heat pumps, VAV’s, DDC’s and ventilation systems. HVAC Technician II will perform tests, rounds and analysis of data to assure the equipment is functioning properly. Experience Maintaining chillers, boilers and kitchen equipment is a plus. Other duties include, but not limited to, evaluating systems and providing recommendations, maintaining a clean working environment, and other various duties as assigned by the Facility Maintenance Manager, while adhering to all safety and health standards. Must be able to work in a high paced team environment and possess good oral and written communication skills.

    Essential Duties & Responsibilities

    + Ensures efficient HVACR equipment maintenance according to established standards.

    + Obtains, reads, and comprehends sequences of operation for HVACR equipment/systems, control schematics, blueprints, equipment service manuals, and owner/maintenance manuals to perform daily duties efficiently.

    + Maintains, installs, troubleshoots, repairs, monitors operation, and records readings of HVAC systems.

    + Monitors BMS, checks refrigerant system efficiency, stops/starts systems, operates refrigerant recovery equipment, vacuum pumps, charging equipment, and service gauges using best practices, brazes refrigerant piping, and lubricates fans, motors, and linkages.

    + Analyzes and determines the root cause of any HVACR system problems or malfunctions.

    + Informs appropriate parties of any problems or malfunctions in a timely and accurate manner and takes corrective action as needed.

    + Documents all issues, corrective actions, and recommended future work in service reports. Completes and closes service reports only after client approval.

    + Maintains accurate and timely logs, including:

    + Equipment operating logs

    + Lubrication logs

    + HVACR equipment operation and maintenance manuals

    + Inventory of filters, belts, and spare parts

    + Air pressure drop differentials across filters and coils

    + Refrigerant logbooks

    + Chemical water treatment logs and refrigerant inventory

    + Maintains service tools and equipment in safe working order and keeps work areas clean.

    + Orders correct supplies for PMs, maintenance, and repairs, and efficiently stocks vehicles or maintenance shop areas with proper tools and critical parts.

    + Tracks vehicle maintenance needs and schedules as required.

    + Assists other mechanics and operators with major repairs and maintenance of building and equipment.

    + Works closely with the CMMS planner/scheduler or recommends optimizations to preventative maintenance tasks and programs.

    + Performs other duties as assigned.

    Safety and Compliance

    + Follows all safety practices and utilizes personal protective equipment as required by OSHA and company standards.

    + Knows the location of all emergency equipment, including fire extinguishers, eyewash/shower stations, first aid supplies, and breathing apparatus.

    + Safely uses hand tools, power tools, and test instruments for maintenance, troubleshooting, and repair.

    + Complies with departmental policies for safe storage, use, and disposal of hazardous materials.

    + Completes and submits job hazard analysis forms prior to performing any maintenance or service work.

    Training and Administration

    + Attends OEM classes and seminars as assigned by the supervisor.

    + Completes and submits timesheets and other assigned paperwork accurately and on time.

    + Communicates effectively to determine maintenance and service needs.

    + Able to work on-call rotations for after-hours emergency work.

    Qualifications

    Education

    + High school diploma.

    + Certified 2-year HVAC technical certificate or state-approved HVAC license.

    Business Experience

    + HVAC experience working on industrial/commercial HVAC equipment and systems as required by the scope of work.

    Licenses/Certifications

    + Must possess a valid driver’s license.

    + Must possess an EPA Universal Refrigeration License.

    Language Skills

    + Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

    + Ability to write routine reports and correspondence.

    + Ability to speak effectively before groups of customers or organizational associates.

    + Bilingual in Spanish is a plus.

     

    Technical Qualifications & Skills

    Computer Skills

    + Proficient in Microsoft Office and email, with the aptitude to be trained in additional computer applications.

    Reasoning Ability

    + Ability to apply common-sense understanding to carry out instructions furnished in written, oral, or diagram form.

    Mathematical Ability

    + Ability to add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions, and decimals.

    + Ability to compute rate, ratio, and percent, and to draw and interpret graphs.

    Initiative Ability

    + Identifies what needs to be done and acts before being asked or before the situation requires it.

    + Demonstrates a “whatever it takes” attitude to satisfy the customer.
