    Maintenance Coordinator Position Summary

     

    As a Maintenance Coordinator, you’ll be the heartbeat of our maintenance team. You’ll manage work orders, coordinate with subcontractors, and ensure smooth communication with clients and tenants. This role keeps our properties running efficiently and ensures tenant satisfaction.

     

    Maintenance Coordinator Key Responsibilities

     

    Work Order Management: Enter, organize, and assign tasks to the maintenance team and subcontractors.

     

    Subcontractor Coordination: Research pricing, assign tasks, and track subcontractor work for timely project completion.

     

    Client Communication: Provide prompt and professional updates to clients regarding maintenance issues and solutions.

     

    On-Site Assistance: Help with fieldwork by attending inspections and documenting maintenance needs.

     

    Work Order Closure: Close out completed tasks, document solutions, and ensure tenant satisfaction.

     

    Timely Completion: Balance office and fieldwork to ensure all maintenance tasks are completed efficiently.

    Maintenance Coordinator Minimum Qualifications

     

    Must be 18 or older.

     

    Must be authorized to work in the United States.

     

    Valid driver’s license and reliable vehicle for work-related travel.

     

    Ability to maintain confidentiality and handle sensitive information.

     

    Ability to pass a background check.

     

    Smartphone for internal communication.

     

    Strong computer skills (Rent Manager and Microsoft Office Suite proficiency preferred).

     

    Physical requirements include sitting for extended periods and occasionally lifting up to 50 lbs.

     

    Maintenance Coordinator Preferred Qualifications

     

    2+ years of experience in maintenance coordination, project management, or a similar role.

     

    Mechanical aptitude with a working knowledge of electrical, plumbing, and heating systems.

     

    Familiarity with maintenance software, especially Rent Manager.

     

    Maintenance Coordinator Work Environment

     

    This role offers a mix of office work and fieldwork. You’ll spend time both at our office in St Cloud and on-site at properties.

     

    Be prepared for some moderate physical activity, including walking and standing.

     

    Schedule

     

    Status: Full-Time, 40 hours per week

     

    Hours: Monday - Friday

     

    Occasional evening or weekend hours based on workflow (typically only during peak summer months).

     

    Compensation

    Compensation is biweekly via direct deposit

    $19.00-21.00 per year, salary.

     

    $200 monthly base stipend for fuel and cellphone reimbursement
