    Job Description

    Summary/Objective

    A Leasing Specialist assists applicants with the application and certification process to qualify for our affordable rental communities for seniors. We welcome applicants with diverse backgrounds and will provide the training and support needed for success.

     

    The Leasing Specialist accurately maintains applicants' files in accordance with HUD, MSHDA, and CSI Support & Development policies. Assists with the goal of achieving maximum residency. Assesses eligibility and collects required information. Performs leasing duties associated with rental assistance for such programs as Section 8 Housing, HOME, Project Rental Assistance Contract (PRAC), Low Income Housing Tax Credit (LIHTC) and other programs.

     

    Primary responsibilities include reviewing and processing new member applications and initiating the preliminary verification procedures. As a Leasing Specialist, you will preserve favorable relations with co-op members, contribute to a positive atmosphere in the office, and portray a positive image of the company in your activities.

    Essential functions

    + Helping prospective tenants with the application process by explaining what they need to complete in the application and certification packet; this also involves answering whatever questions they may have regarding the forms they need to fill out. Doing this helps make sure that all forms have been properly filled out.

    + Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications for approval. Follow up with applicant regarding status.

    + Performing credit and criminal background checks on prospective tenants. This task also involves informing a potential tenant that their application has been denied.

    + Completes all work according to established CSI Support & Development procedures.

    + Represent the company in a professional manner at all times.

    + Assist management team with various other tasks as required.

    Competencies

     

    + Discretion: The Leasing department often deals with confidential information. A successful Leasing Specialist must comply with confidentiality demands.

    + Communication skills: Leasing Specialist must be good listeners and be able to communicate the needs and expectations of both the company, its employees, and members.

    + Interpersonal skills: Someone in this position has constant interaction with company employees, applicants, and members and must be able to maintain a positive demeanor throughout even the most difficult situations.

    + Attention to Detail: Must maintain compliance with federal, state and other agencies for application and certification processes.

    + Computer skills: Leasing Specialist must be able to effectively work with the company’s software systems. (Word, Outlook, Teams, Zoom, Excel, Yardi and various websites)

     

    Work environment

     

    Leasing Specialist generally works in an office environment.

     

    Physical demands

     

    This position requires sitting at a desk for extended periods of time and a significant amount of time on the phone. Also requires the ability to inspect vacant apartments throughout the building.

     

    • Must be able to push/pull/lift up to 30 pounds

    Travel required

    May need to travel to other co-ops or main office on occasion.

     

    Required education and experience

     

    + High School diploma or suitable alternative.

    + No previous experience required.

    + Reliable transportation to and from the worksite.

    + Outstanding communication skills, both verbal and written.

    + Solid basic math skills.

    + Ability to apply and work within protocols and procedures.

    + Attention to detail.

    + Excellent problem-solving skills.

    + Strong people skills.

     

    Work authorization/security clearance requirements

     

    Department of Homeland Security (DHS) regulation requires all employees—citizens, residents, and nonresidents—to complete Form I-9 Employment Eligibility Verification. Employees are not allowed to work in the United States until the Form I-9 is completed and properly documented.
