Job Title: Building Maintenance Technician II
Job Description
As a Building Maintenance Technician II, you will be responsible for performing preventative and corrective maintenance across all building systems, with an emphasis on mechanical equipment and facility infrastructure. This role involves contract procurement, vendor oversight, and event operations, requiring interactions across departments and with vendors. You will be a primary responder to building emergencies, such as power outages, plumbing leaks, fire alarms, and security breaches.
Responsibilities
+ Monitor, troubleshoot, and resolve issues with the Building Automation System, including alarms, communication errors, and equipment malfunctions.
+ Execute routine preventative maintenance and facilitate repairs on all building systems and equipment.
+ Assess and service a wide range of commercial kitchen equipment.
+ Diagnose and repair plumbing leaks, clear clogs, and replace fixtures.
+ Troubleshoot and repair electrical circuits, replace outlets, switches, and perform minor wiring modifications.
+ Maintain the cleanliness and proper functioning of hydrotherapy pools.
+ Execute carpentry repairs on doors, cabinets, and furniture.
+ Prepare surfaces and apply paint for maintenance.
+ Patch holes and repair drywall surfaces.
+ Conduct annual inspections and monthly churn testing for fire suppression systems.
+ Perform annual filter changes and cleaning for HVAC systems.
+ Maintain accurate records of maintenance activities and utilize a CMMS.
+ Inspect the facility daily for faults and take initiative to repair or recommend actions.
+ Contribute to financial planning and develop annual repair and maintenance budgets.
+ Support long-term facility and emergency preparedness planning.
+ Assist with procurement for building maintenance contracts and service projects.
+ Build and manage a network of qualified vendors.
+ Oversee capital projects and ensure quality and adherence to timelines.
+ Assist with future sustainability efforts and remain current on best practices.
+ Complete various handy person projects and manage inventory.
+ Provide initial approval on invoices for services and purchases.
+ Oversee document and data retention for contracts and manuals.
+ Work independently on assigned tasks and collaborate with other technicians.
Essential Skills
+ High School diploma/GED and 10+ years of work experience or an associate degree, Technical Certification, or higher.
+ Minimum of 8 years of experience in facility maintenance.
+ Strong technical expertise in troubleshooting and repairing equipment.
+ Proficiency in electrical work and plumbing.
+ Certified Pool and Spa Operator (CPO) License preferred.
+ Knowledge of carpentry, masonry, and building trades.
+ Strong computer skills and data management abilities.
+ Ability to read building plans and blueprints.
+ Ability to safely operate forklifts, scissor lifts, and boom lifts.
+ Flexibility to work non-traditional hours, including evenings, weekends, and holidays.
Additional Skills & Qualifications
+ Experience in vendor management, contract negotiation, and refrigeration.
+ Organized and capable of managing multiple projects.
+ Comfortable with heights and able to respond to after-hours issues within 60 minutes.

This is a Permanent position based out of Lake Forest, IL.
Pay and Benefits
The pay range for this position is $65000.00 - $85000.00/yr.
