    POSITION: Director of Maintenance

     

    REPORTS TO: Administrator

     

    SUMMARY OF POSITION: Oversees all maintenance and environmental services for a long-term care facility, ensuring a safe, clean, and functional environment for residents, staff, and visitors. Manages maintenance staff, preventive maintenance programs, life-safety systems, and regulatory compliance with state and federal healthcare standards.

    ESSENTIAL DUTIES AND RESPONSIBILITIES:

    + Organize, implement, evaluate, and direct Maintenance Department, and Housekeeping /Laundry departments staff, programs, and activities and as needed.

    + Coordinate with other departments as necessary.

    + Maintain facility preventative maintenance program.

    + Do construction work in the facility as needed. Such as building furniture, moving items, repairing machinery, climbing ladders, able to go onto roof and do repairs to roof top unit, roofing. Fix equipment throughout the facility as needed or assess it needs to be replaced and order parts etc.

    + Participate in facility surveys (inspections) made by authorized government agencies, including development of a plan of correction for deficiencies, when noted.

    + Participate in Safety Committee as well as other facility committees and meetings as needed.

    + Attends morning report on a daily basis.

    + Assists in the recruitment, interviewing, and selection of personnel as needed.

    + Assigns a sufficient member of personnel for each tour shift and schedule works hours for functional and financial efficiency.

    + Monitor absenteeism to ensure that attendance policy is not abused.

    + Review and check competence of staff per facility policy.

    + Make daily rounds to ensure that maintenance personnel are performing required duties and to assure that appropriate maintenance procedures are being rendered to meet the needs of the facility.

    + Works with facility and corporate human resources staff as needed.

    + Ensures that all personnel wear and/or use safety equipment appropriate to the task at hand.

    + Promptly reports equipment or facility damage to the administrator.

    + Responsible for obtaining SDS sheets for maintenance, housekeeping, and laundry depts.

    + Implement infection control and universal precaution procedures per facility policy.

    + Development of emergency management policies and training

    + Development of safety manual and training

    + Development of policies and procedures as needed.

    + Assist in preparing and meeting department budgets.

    + Maintain and process invoices, spend down sheets, and other tasks related therein.

    + Meet and implement resident’s rights at all times.

    + Review facilities complaints and grievances and respond promptly and appropriately.

    + Ensure that all departmental employees follow established policies and procedures.

    + Be prepared to handle emergencies as they come up.

    + Other duties as assigned.

    + Must possess the ability to make independent decisions, follow written and oral instructions, and accept constructive criticism.

    + Must possess the ability to deal tactfully with internal and external customers.

    + Must maintain supplies and equipment as well as the appearance of maintenance work areas.

    KNOWLEDGE:

    + Must have, as a minimum, 2-year(s) experience in a supervisory capacity, in a maintenance/plant related position.

    + Must be knowledgeable of boilers, compressors, generators etc., as well as various mechanical, electrical, and plumbing systems.

    + Must have the ability to read and interpret blueprints.

    + Must be knowledgeable in local, state, and federal building codes and safety regulations, to include OSHA and others.

    SKILLS:

    + Effective verbal and written communication skills

    + Understanding written sentences and paragraphs in work related documents.

    + Actively looking for ways to help people.

    + Communicating effectively in writing as appropriate for the needs of the audience.

    ABILITIES:

    Ability to relate positively, effectively, and appropriately with residents, families, community members, volunteers, and other facility staff. Possess special interest in working with long-term care residents and the elderly.

     

    The ability to make independent decisions when circumstances warrant such actions.

    EDUCATION, EXPERIENCE, and TRAINING:

    + Computer literacy skills (Microsoft Outlook, Microsoft Office, Internet)

    + Must possess, at a minimum, a high school education or it’s equivalent.

    WORK SCHEDULE:

    Employee may be required to work beyond normal hours and on weekends, holidays, evenings and nights as needed. The noise level in the work environment is usually quiet to moderate.

Specific vision abilities required by this job include close vision, distance vision, depth perception, and ability to adjust focus.
