PDS Tech Commercial is seeking a skilled and driven Maintenance Technician to support our client, a top partner in the commercial real estate maintenance industry, located in Tualatin, Oregon. This is an opportunity to play a key role in keeping critical building systems operating safely, efficiently, and reliably. The ideal candidate thrives in an independent work environment, takes ownership of their responsibilities, and excels without onsite management oversight.
Pay Rate: $26/hour
Schedule: Monday–Friday, 8:00am–4:30pm
About the Role
In this hands-on position, you will support facility operations by performing preventive maintenance, responding to repair requests, and ensuring building systems remain in optimal condition. Your work directly impacts tenant satisfaction, operational continuity, and the overall performance of a high-profile property.
What You’ll Do
Maintenance Responsibilities
+ Complete preventive maintenance and repair tasks on mechanical, electrical, plumbing, HVAC, and other building systems.
+ Conduct facility inspections and document site conditions.
+ Handle general interior maintenance such as hanging fixtures, installing trays, repairing office furniture, and servicing doors.
+ Support building operations teams with repairs and equipment maintenance.
+ Move office furniture, machinery, and materials as needed.
+ Replace lighting and ballasts.
+ Clean HVAC coils and replace filters and belts.
+ Perform additional tasks as assigned.
Safety Responsibilities
+ Conduct Hazard Assessments and follow all safety protocols.
+ Maintain a clean, safe work environment and identify hazards proactively.
+ Follow federal, state, and local codes and regulations.
+ Participate in all scheduled safety trainings.
+ Adhere to proper handling and disposal procedures for hazardous materials.
+ Practice safe driving at all times.
Administrative Responsibilities
+ Submit P-card receipts daily.
+ Update work order statuses in real time.
+ Use CMMS systems (such as 360 Facility) to document all work.
+ Complete vehicle safety inspections.
+ Escalate issues promptly and participate in meetings as required.
Required Qualifications
+ High school diploma or equivalent.
+ Valid state driver’s license.
+ 1–3 years of experience in general building maintenance, including basic plumbing and basic electrical.
+ Strong customer service and interpersonal skills.
+ Ability to work independently and take initiative.
Physical Requirements
+ Ability to lift up to 80 lbs.
+ Comfortable working at heights and frequently bending, climbing, kneeling, and reaching overhead.
+ Ability to work in hot or cold environments.
+ Comfort with ladder use (up to 30 feet) while carrying tools.
+ Ability to drive for extended periods.
Preferred Skills
+ Additional hands-on maintenance experience beyond the minimum requirements.

**Pay Details:** $26.00 per hour
