    About the Role:

    As a CBRE Building Sr. Engineer, you will ensure the optimal performance and operational efficiency of complex building systems across a diverse portfolio of 12 healthcare facilities. This pivotal role involves expert monitoring, proactive preventive maintenance, and skilled repairs across all critical infrastructure, including plumbing, electrical, HVAC, fire safety, and associated systems. You will leverage advanced technical expertise to maintain high operational standards, extend asset lifespans, and drive energy conservation initiatives.

     

    This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

    What You’ll Do:

    + Operate, monitor, and maintain a wide range of building systems across 11 healthcare facilities, including mechanical, HVAC, plumbing, electrical, fire detection and suppression, life safety, lighting, temperature controls, and building management systems.

    + Execute preventive, predictive, and corrective maintenance tasks on all assigned building equipment and systems to maximize efficiency and extend asset lifespan.

    + Implement and manage energy conservation programs to optimize system performance and minimize operational costs.

    + Uphold the professional appearance of the property, including equipment, engineering spaces, and common areas.

    + Maintain and repair the building's lighting systems, including timely replacement of elements and ballasts.

    + Perform all duties in strict compliance with standard operating procedures, critical work packages, maintenance work instructions, and relevant safety regulations and building codes.

    + Utilize computer software for efficient work order tracking, email communication, employee self-service, and training. Maintain accurate records of maintenance activities and system performance.

    + Respond promptly and professionally to emergency situations and tenant/customer concerns, ensuring minimal disruption to operations.

    + Perform additional duties as assigned by the supervisor, contributing to overall team success and facility functionality.

    + Assign work orders and estimate the time and materials needed to complete repairs. Maintain an inventory of adequate supplies and tools.

    + Perform maintenance and repairs to advanced mechanical, plumbing, structural, furniture, fire, life safety, and control systems. Keep facility and building systems up to applicable standards as assigned.

    + Comply with all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.

    + Develop an energy management program. Ensure all systems operate in the most efficient manner.

    + Oversee and inspect the work performed by outside contractors. Respond to common inquiries or complaints from clients, co-workers, and/or supervisors.

    + Direct the implementation of a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. Perform repairs and emergency maintenance as needed.

    + Review and sign off on inspections of building systems including fire alarms, HVAC, and plumbing to ensure the operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client.

    + Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.

    + Showcase expertise in own job discipline and in-depth knowledge of other job disciplines within the organization function.

    + Coach others to develop in-depth knowledge and expertise in most or all areas within the function.

    + Lead by example and model behaviors that are consistent with CBRE RISE values. Anticipates potential objections and persuades others, often at senior levels and of divergent interest, to adopt a different point of view.

    + Impact the achievement of customer, operational, project, or service objectives across multi-discipline teams. Work is guided by functional policies which impact the design of procedures and policies.

    + Contribute to new products, processes, standards, and/or operational plans in support of achieving functional goals.

    + Communicate difficult and complex ideas with the ability to influence.

    What You’ll Need:

    + High School Diploma, GED, or trade school diploma with 5-8 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. Prior shift manager or supervisory experience preferred.

    + Universal CFC certification required.

    + Additional certification in one or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair.

    + Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.

    + The innovative mentality to develop methods that go beyond existing solutions.

    + Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.

    + Knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.

    + Expert organizational skills with an advanced inquisitive mindset.

    EDUCATION and EXPERIENCE

    A high school diploma or General Education Development (GED) equivalent is required, coupled with a minimum of eight years of experience in electrical systems, refrigeration, and/or HVAC. An equivalent combination of education and experience will also be considered.

    CERTIFICATES and/or LICENSES

    Universal CFC certification is mandatory. Additionally, certification in one or more of the following areas is preferred: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair. Candidates must also possess any certifications or licenses mandated by local or state jurisdictions.

    COMMUNICATION SKILLS

    The successful candidate will possess excellent written and verbal communication skills, strong organizational and analytical capabilities, and the ability to deliver efficient, timely, reliable, and courteous service to clients. The ability to effectively present information is also essential.

    FINANCIAL KNOWLEDGE

    This position requires a solid understanding of financial terms and principles, as well as the ability to interpret operating budgets. Proficiency in calculating intermediate figures such as percentages, discounts, and/or commissions, and the capacity to conduct basic financial analysis are also necessary.

    REASONING ABILITY

    Candidates must demonstrate the ability to comprehend, analyze, and interpret complex documents, and to effectively resolve multifaceted problems involving multiple options. Intermediate analytical and quantitative skills are essential.

     

    OTHER SKILLS and ABILITIES

     

    Proficiency in using personal computers and/or PDAs for work order systems, email, employee self-service (ESS), and training is required. Basic proficiency with Microsoft Office Outlook is also necessary. Physical requirements include the ability to stoop, stand, walk, climb stairs/ladders, and lift/carry loads weighing 50 pounds or more.
