A Typical Day
The Property Tax Liability Specialist II manages a pipeline of complex tax advance investigations to determine root cause and financial liability. This role independently handles cases requiring formal audit submissions, including those involving vendor errors, incorrect legal descriptions, and prior servicer liability. The Specialist II is responsible for preparing detailed audit packages, managing a "rework" queue of rejected claims, and ensuring all resolutions are pursued to completion.
The Property Tax Liability Specialist II will:
+ Conduct in-depth, end-to-end investigations for all types of tax advances, including complex, high-dollar, or aged files
+ Independently determine final liability and root cause consistently
+ Prepare and submit formal audit packages for "Audit Required Path" cases which includes creating detailed timelines, opening Penalty Review tasks, and compiling all supporting documentation for management review
+ Manage and resolve all rejected claims assigned in the "Rework" queue, investigating denial reasons, correcting the liability decision, and resubmitting for reimbursement or write-off
+ Execute resolutions for all liability types, including opening "Refund Research" tasks, submitting claims to the STM team, and creating claims
+ Assist with "High Priority" loan reviews as assigned, ensuring timely investigation to protect corporate funds on inactivated loans
+ Perform other related duties as required and assigned
+ Demonstrate behaviors which are aligned with the organization’s desired culture and values
What You’ll Bring
+ 3+ years of experience in mortgage servicing, with a strong preference for roles in property tax, escrow administration, or claims analysis
+ Proven analytical and investigative skills with the ability to perform complex root cause analysis
+ Excellent written communication skills, with experience writing detailed summaries or justifications
+ Demonstrated ability to work independently, manage competing priorities, and meet deadlines
+ Bachelor’s degree in Business, Finance, or a related field, preferred
+ Experience handling vendor-related escalations or third-party claims
+ Deep knowledge of real estate legal descriptions and tax agency operations

Compensation: Individual salary may vary based on multiple factors including specific role, geographic location / market data, and skills and experience as defined below:
+ Lower in range - Building skills and experience in the role
+ Mid-range - Experience and skills align with proficiency in the role
+ Higher in range - Experience and skills add value above typical requirements of the role
Some roles may be eligible for performance-based compensation and/or stock-based incentives awarded to employees based on company and individual performance.
