Job Title: Preconstruction Manager

Key Responsibilities:

+ Client Representation: Act as the key liaison between the Preconstruction Team and clients, ensuring all needs and budgetary constraints are met.

+ Budgeting and Value Management: Prepare concept budgets, conduct value management analysis, and coordinate with the operations team to ensure accurate cost data is communicated to accounting.

+ Project Coordination: Attend owner, architect, and contractor (OAC) and design meetings, organize preconstruction meetings, and oversee bid-day assignments.

+ Subcontractor Management: Establish and maintain strong relationships with subcontractors, review all subcontracts prior to issuance, and assist with subcontractor networking efforts.

+ Performance Monitoring: Manage the team’s project objectives, providing quarterly check-ins and performance reviews, ensuring adherence to the Code of Business Practices and guiding principles.

+ Documentation and Reporting: Manage Preconstruction Status Reports (PSRs), understand project cost reports, and ensure compliance with risk management policies.

+ Business Development: Collaborate on strategies for business development and continuously seek ways to enhance preconstruction services.

Qualifications:

+ Bachelor’s Degree in Construction Management, Engineering, or a related field. Relevant experience may be substituted on a one-to-one basis for education.

+ A minimum of 12 years of industry experience with a strong background in preconstruction services.

+ Proficient in relevant software and familiar with Autodesk and estimating/takeoff software.

+ Excellent networking abilities within the industry community and exceptional conceptual estimating skills.

+ Strong communication skills, both written and verbal, along with solid mathematical and accounting capabilities.

+ Demonstrated ability to manage time effectively, meet deadlines, and exercise discretion and confidentiality.
