    Title Examiner

     

    Hybrid Role

     

    Orem, UT

     

    We are looking for a Licensed Title Officer / Senior Title Examiner with 5–10 years of experience in title examination and real estate research. This role requires deep technical expertise, strong judgment, and the ability to independently handle complex files. You’ll verify ownership, uncover and resolve encumbrances, and prepare accurate, insurable title commitments while serving as a key resource for clients and internal partners.

     

    What You’ll Do

    Title Search & Examination

    + Perform advanced searches, including vesting, 24-month chains, and full ownership history.

    + Review stranger-to-stranger transactions and complex conveyances.

    + Research Greenbelt/Farm status, service district documents, plats, easements, CC&Rs, and patents.

    + Identify and analyze liens, deeds of trust, HOA liens, mechanic’s liens, judgments, and bankruptcies.

    + Conduct judgment searches using PACER, Courts Xchange, and county databases.

    + Review tax records, parcel abstracts, maps, and related documentation.

    Commitment Preparation & Review

    + Prepare accurate title commitments in alignment with underwriting guidelines.

    + Review commitments produced by external resources prior to client delivery.

    + Resolve discrepancies in legal descriptions, vesting, and encumbrances.

    Client & Internal Communication

    + Provide updates, clarify requests, and resolve issues professionally.

    + Serve as a technical resource for internal team members when needed.

    What You Bring

    + Active Title License (Utah or ability to transfer/obtain before start).

    + 5–10 years of experience in title examination or a related real estate/title role.

    + Strong knowledge of real estate law, title insurance processes, and underwriting practices.

    + Advanced proficiency with title research tools (county systems, PACER, Courts Xchange, title plants).

    + Exceptional attention to detail and accuracy in document review.

    + Ability to manage a high volume of files under tight deadlines.

    + Strong written and verbal communication skills.
