RESPONSIBLE TO: Building Engineer
WORK AREA: Facility Building and Grounds
GENERAL
DESCRIPTION: Organizes and performs the day-to-day work required for proper maintenance and repair including painting, carpentry, plastering, gardening, mowing and general conditioning of landscaping, pipe fitting, snow removal, etc. Coordinates maintenance and repair activities with functions of other departments.
Perform transportation needs of the facility as directed by the Building Engineer, Director of Activities or Administrator.
DUTIES AND
RESPONSIBILITIES:
Service and maintenance of all the facility’s equipment
Maintains comfortable temperature and ventilating within the facility
Moving and storage of equipment and furniture, etc.
Directs and performs all preventive maintenance programs for heating, cooling, plumbing, water, electrical, mechanical, oxygen, communications, carpentry, painting, plastering, refinishing and similar work, heavy duty cleaning, maintenance of institutional equipment and vehicles.
Requisitions supplies and equipment for use in department activities.
Keeps records of work performed
Inspects all equipment and systems regularly for proper functioning and safety. Inspects building and grounds regularly for compliance with local codes, ordinances, safety regulations and State and Federal Health Regulations.
Performs duties concerned with maintenance of grounds, parking lots, driveways, landscaping, mowing lawn and snow removal.
Heavy cleaning of ceiling, walls and floors of all rooms assigned.
Maintenance of PTAC units (heater and air conditioner). Clean and repair units as needed.
May perform heavy custodial duties such as scrubbing, storage utility areas, washing walls and outside windows, changing screens, storm windows, light bulbs, and housekeeping duties in very high places.
Handles incoming and outgoing freight, lifts and moves heavy furniture and equipment.
Cooperation with other employees.
Should be available for emergency situations.
Perform maintenance checks on all St. Luke vehicles regularly.
Required to drive and operate safely the facility’s vehicles in urban and suburban areas in all reasonable weather conditions.
Other related duties that may become necessary or as directed by the Supervisor, Department Head and/or Administrator.
WORKING CONDITIONS:
Stands, walks inside and outside in all weather. Stoops, kneels, bends and climbs depending on the job. May have to work in awkward positions.
Subject to burns, cuts and falls.
Heavy lifting and moving.
Subject to emergency call.
PHYSICAL REQUIREMENTS: See attached physical job description.
QUALIFICATIONS: High school graduate or graduate of a technical school preferred for performance of general maintenance duties.
Should have a general working knowledge of vehicle maintenance and also building crafts, such as plumbing, electrical wiring and carpentry. Should be familiar with building maintenance techniques, heating systems, plumbing, masonry, sanitation, refrigeration, electrical systems and fire and safety regulations and procedures. Should have the ability to keep inventory, prepare orders and keep records.
Current New York State Class D license in good standing.
Previous experience in health care facility preferred.
Physically capable of lifting wheelchairs, walkers and other necessary equipment for transport of residents.
