    Description

    The Project Manager will lead the full life cycle of a $175M, 400+ unit podium multifamily development in Palo Alto. This includes preconstruction support, buyout, budget control, schedule management, subcontractor coordination, risk mitigation, and overall project delivery. Responsibilities: Manage project budgets, forecasting, and cost reporting Lead subcontractor buyout, scope development, and contract administration Maintain master schedule; ensure timely sequencing and critical-path alignment Oversee RFIs, submittals, change orders, and quality documentation Partner closely with the Superintendent on all field-related decisions Lead progress meetings with owner, design team, and internal stakeholders Ensure timely construction through closeout and turnover Requirements: Multifamily GC experience 250+ to 500+ units, preferably podium structures Clear track record of starting and finishing projects (no job-hoppers) Experience managing complex site conditions: shoring, ground improvements, logistics Strong communication and ownership mindset Procore/Bluebeam proficiency
