Description We are looking for an experienced Property Manager to oversee the efficient operation and management of residential and commercial properties within a non-profit organization. Based in Stockton, California, this role requires a proactive individual capable of maintaining compliance with housing regulations, ensuring high occupancy rates, and delivering exceptional tenant service. This is a long-term contract position offering the opportunity to make a positive impact on the community.
Responsibilities:
• Manage the daily operations of properties, ensuring they are maintained and functioning effectively.
• Interpret and enforce housing policies, guidelines, and regulations to ensure compliance with admissions and occupancy standards.
• Develop and implement advertising strategies to attract eligible tenants and increase the waiting list.
• Uphold equal housing laws, process informal review requests, and address tenant concerns professionally.
• Market units effectively and conduct regular site inspections to ensure curb appeal and lease compliance.
• Maintain organized and accurate property files, records, and documentation.
• Document accidents and insurance claims following established risk management protocols.
• Achieve and maintain a minimum 97% occupancy rate across managed properties, with vacancy turnaround times of 20 days or less.
• Ensure monthly rental collections meet or exceed 97% of expected revenue.
• Perform unit inspections to assess property conditions and ensure completion of annual physical and housekeeping evaluations. Requirements • Minimum of 3 years of experience in property management, including residential and commercial properties.
• Strong knowledge of HUD regulations and housing compliance standards.
• Proven ability to achieve high occupancy rates and manage rental collections efficiently.
• Excellent skills in marketing and tenant relations.
• Familiarity with asset management and risk management practices.
• Strong organizational and record-keeping abilities.
• Effective communication skills and the ability to address tenant concerns professionally.
