Job Overview

The **Real Estate Manager** supports Citi Trends real estate strategy by managing site selection, lease negotiations, renewals, relocations, and store closures across an assigned portfolio. This role partners closely with internal teams and external vendors to ensure real estate decisions align with business growth, financial objectives, and operational needs. The ideal candidate is analytical, proactive, and experienced in retail real estate environments.

What Youll Do

+ Support the execution of Citi Trends real estate strategy, including new store development, relocations, renewals, and closures

+ Negotiate lease terms, amendments, renewals, and terminations to achieve favorable outcomes for the company

+ Manage an assigned portfolio of properties, ensuring compliance with lease terms and renewal timelines

+ Conduct site tours, market research, demographic analysis, and competitor assessments

+ Develop financial models and perform ROI and cost-benefit analyses to support real estate recommendations

+ Collaborate cross-functionally with Construction, Legal, Finance, Store Operations, and Design teams

+ Maintain strong relationships with landlords, brokers, consultants, and legal partners

+ Prepare real estate reports, site packages, and pipeline updates for leadership review

What Were Looking For

+ Experience supporting multi-site retail or commercial real estate portfolios

+ Strong knowledge of lease structures, negotiations, and site selection processes

+ Analytical mindset with experience using data to support business decisions

+ Excellent communication and negotiation skills

+ Ability to manage multiple projects and deadlines in a fast-paced environment

+ Proficiency in Microsoft Office and real estate or mapping tools (e.g., CoStar, ESRI, Tango, or similar)

+ Willingness to travel up to 30% as needed

Education & Experience

+ Bachelors degree in Real Estate, Business Administration, Finance, or a related field

+ Minimum of **5 years of experience** in retail or commercial real estate, including lease negotiation

+ Experience supporting growth strategies across multiple markets preferred
