    The Senior Skilled Maintenance Mechanic is responsible for the repair, maintenance, and preventive maintenance of the buildings, equipment, and grounds of all the Episcopal Seniorlife Communities. This position may be required to travel to all sites to address day-to-day needs.

     

    Full-Time, Days

     

    Start Pay Rate: $26.50

    ESSENTIAL JOB FUNCTIONS

    + Accepts work orders for repairs to buildings, equipment or grounds and completes them according to the priority assigned by the Director of Facilities • Accepts work orders for repairs to buildings, equipment or grounds and completes them according to the priority assigned by the Director of Facilities Operations.

    + Locate, inspect, troubleshoot, and initiate repairs.

    + Responsible for physical plant, including painting, snow removal, and grounds work.

    + Purchases materials and equipment required for maintenance repairs; ensures products and services are purchased cost-effectively and properly allocates and codes so that financials are accurate and consistent.

    + Required to use own vehicle while travelling between all ESLC facilities. Will follow ESLC driving policies at all times including maintaining a valid NYS driver’s license.

    + Assist with monthly safety check of equipment and follow-up to ensure that repairs are made.

    + Provides backup Director/Regional Manager in his absence.

    + Consult all code manuals and confer with the Regional Facility Manager on all new

    + Installations or existing repairs.

    + Attend all staff meetings and in-services as scheduled.

    + Wear departmental uniform on a daily basis.

    + Meet the attendance, punctuality, in-service and health assessment requirements as outlined in the performance appraisal.

    + Ensures monthly equipment safety checks are completed by Mechanics; follows up to ensure that issues identified during safety checks are repaired by Mechanics.

    + Assist in fire alarm testing and fire drills.

    + Read and interpret technical drawings covering all aspects of the physical plant and equipment contained therein.

    + Assure compliance with all Department of Health regulations and NYS Life Safety codes.

    + Survey all buildings and grounds monthly to monitor safety and repair of the plant.

    + Locate, inspect, troubleshoot, and make repairs.

    + Guides and monitors, as necessary, outside contractors towards the completion of work.

    + Maintain record keeping regarding maintenance work performed and equipment needs.

    + May be required to obtain asbestos certification as well as provide for asbestos remediation.

    + Comply with facility in-service requirements.

    + Participates in the on-call rotation.

    Requirements

    QUALIFICATIONS:

    + Must possess a valid New York State driver’s license with a clean driving record.

    + Knowledgeable in general building systems and operations, including boilers, generators, and compressors.

    + Ability to read blueprints and technical materials.

    + Must be knowledgeable in various mechanical, electrical, and plumbing systems.

    + Knowledgeable in NYS DOH long-term care and housing regulations, building codes, OSHA regulations, and state sanitary codes.

    + Demonstrated leadership, organization, and communication skills.

    + Ability to represent the interests of ESLC and interact effectively with engineers, architects, contractors, and vendors.

    + Ability to interact courteously and tactfully with staff, residents, family members, visitors, vendors, and the public.

    EDUCATION:

    + High school diploma or equivalency required.

    EXPERIENCE:

    + Minimum of ten years’ trade experience (electrical, plumbing, boiler/ HVAC) in health care and housing, OR any combination of education and experience.

    + Must be able to demonstrate the ability to perform the duties of the position.

    Performing the duties of this job requires prolonged walking and standing. Must be able to regularly lift 30 pounds and occasionally lift 50 pounds without assistance, and the ability to sit, talk, and hear is required. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, color vision, and the ability to adjust focus.
