    As aSenior Construction Project Manager, you will take full ownership of delivering high-profile ground-up retail-restaurant projects from inception through closeout. You-ll operate as an extension of the client-s design and construction team-leading contractors, architects, and vendors to deliver projects on time, within budget, and to the highest quality standards. This role is ideal for anautonomous, results-oriented leaderwho thrives on accountability, decision-making, and driving measurable outcomes in a fast-paced environment.

    Essential Duties and Responsibilities:

    + Lead all phases of assigned construction projects from preconstruction through closeout, ensuring goals, budgets, and schedules are met.

    + Make confident, data-driven decisions to keep projects advancing and clients informed without requiring constant oversight.

    + Direct contractors, designers, and consultants with clear expectations and proactive communication to ensure alignment and accountability.

    + Identify potential risks early, create contingency plans, and resolve issues quickly to maintain project momentum.

    + Oversee estimates, bids, and contract negotiations, ensuring accuracy, compliance, and fiscal responsibility across all project components.

    + Monitor work for conformance with client standards, permitting requirements, and construction best practices.

    + Serve as the primary point of contact for the client, maintaining transparency, responsiveness, and trust throughout the project.

    + Apply standardized reporting, documentation, and project management tools to ensure consistent delivery across programs.

    + Conduct kickoff meetings, lessons learned, and program reviews to support continuous improvement in project execution.

    + Develop and maintain long-term relationships with clients, contractors, and vendors to support repeat business and future growth.

    Qualifications:

    + Bachelors degree in an accredited construction related program or equivalent; or

    + 10-15 years related experience and/or training; or equivalent combination of education and experience.

    + Ground up construction expertise, required.

    + Ground up restaurant/retail construction experience, highly preferred.

    + Demonstrated mastery in the skills of project management.

    + Experience self managing multi-site national construction projects from inception through close out.

    + Strong ability to communicate, both verbally and in writing, with all levels of the project team including management, project management, clients, client-s organization, contractors, and vendors.

    + Strong computer skills in Smartsheet, Procore, and MS Office.

    + PMP certification strongly preferred.

    Work Conditions & Travel:

    This is a remote-based role within the Seattle, Washington or Pacific Northwest (PNW) market as the role requires recurring travel to project locations. Travel is required 20-60% of the time. Sevan is a highly collaborative environment that flourishes when individual and team contributions combine to achieve target goals and objectives. Multi-shift work may be required to accomplish work in active retail locations to meet aggressive schedules. Able to work remotely in a home-office setting and manage time effectively with multiple projects and deadlines. Travel required on an as needed basis up to and including weekly site visits. Regularly required to sit; occasionally required to stand; walk; occasionally lift and/or move up to 15 pounds.

    Pay & Benefits: The anticipated compensation range for the position is $110,000 - $125,000, is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience. Benefits include medical, dental, vision, life, and disability insurances, flexible paid time off, paid holidays, sick time, and a matching 401K plan.
